How do I reserve and apartment?
When making a reservation with us, the first thing you will be required to do is pay a deposit of $199 USD online. This is the first step toward securing the apartment. It gives you priority status and once confirmed, takes the unit off the market for you and generally gives you enough time to take care of the paper work. 

With your credit card on file, we will issue the Reservation Forms. You must fill out, sign and fax back these forms to 00+1 212 898 0363. You can scan the signed copies and email them if you do not have access to a fax machine.

Once we receive the forms back from you, we / the owner will process your reservation and together with your payment and other photocopies requested, you will be issue a Booking Confirmation. The booking confirmation is just like your receipt but more. It gives you legal access to the apartment and contains all the specifics of your stay.

Your booking confirmation should be presented in New York to the check-in agent /owner before you can collect the keys and take possession of the apartment. 

Hotel Apartments and Hotel Rooms reservations
If you rent a hotel apartment or a hotel room on this site, your credit card will be charged for the full payment upon submitting your reservation.

Requests for bed type and smoking preferences will be submitted to the establishments but are not guaranteed. Room pictures may differ from the actual room you receive but the standard will always be the same if not better.

You must present a photo ID upon check-in. By proceeding with the reservation, you agree to all terms and conditions, which include the Cancellation Policy and all terms and conditions contained in the User Agreement.

You agree to pay the cost of your reservation. If you do not pay this debt and it is collected through the use of a collection agency, an attorney, or through other legal proceedings, you agree to pay all reasonable costs or fees, including attorney fees and court costs, incurred in connection with such collection effort.

Payments
You can pay your initial deposit of $199 USD by credit card on a 126 Bit SSL secure server provided by paypal. You do not need to have a paypal account to pay by credit .

Depending on how far in advance you make a reservation and the type of property you are renting, you will be required to do the following at processing:

  1. Pay the full amount of your stay or
  2. Pay 50% deposit at time of processing and the balance due before or when you check in. If that is the case, we will retain your credit card details on file and process your balance payment on the agreed date. You will be sent a reminder email prior to the final payment being taken from your card.

You can pay for your reservations by:

  • Credit cards
  • Bank transfer
  • Bank certified cheques
  • Direct debit (for our holiday payment plan only)
  • Cash / money order (on arrival only)

    Documentations Due to new sets of rules advocated by the US homeland security, we must know who is staying in the properties. You will therefore have to provide proof of identification during the reservation process. A Copy of your valid driver license or passport will be sufficient.

    In an attempt to prevent fraud, a copy of your credit card (front and back side) may be requested at times. You will also be required to show identification at the apartment.

    Cancellations / Refunds We understand that things do not always work as plan so we do everything we can to satisfy our customers. However, in the event that you want to cancel your reservation with us, please be aware of our cancellation policy below:
    Cancel at anytime and you loose your initial deposit of $199. No exceptions. In addition,

    Cancel in writing (email ok) 6+ weeks prior to check in and receive a 75% refund on the reservation.
    Cancel in writing (email ok) 4-6 weeks prior to check in and receive a 50% refund on the reservation.
    Cancel in writing (email ok) 2-4 weeks prior to check in and receive a 25% refund on the reservation.

    Securities Information you submit to our web site All information you provide to New York Properties Ltd is transmitted using SSL (Secure Socket Layer) encryption. SSL is a proven coding system that lets your browser automatically encrypt or scramble data before you send it to us.

    Electronic links to 3rd parties All credit card details are passed through a dedicated secure link to our bank for payment processing. We may pass any personal information to a third party electronically to fulfill a booking request; this will always be via a secure link.

    Internet security All of your details are held securely in the New York Properties Ltd computer systems. These are protected from the Internet by industry standard firewalls and several layers of Internet security and virus protection.

    Emails are not secure Any information emailed between you and New York Properties Ltd will be via standard email methods. This is not encrypted and you should be careful about placing personal information in an email. We would advise you to never place your credit card details in an email and we will never ask you to do so.

    Privacy Information we may collect about you whenever using this web site, we may ask you for some personal information. You are free to decide as to whether you will give this information to us. Some services that we offer may not be available if you do not supply the information requested. We may request personal information in the following circumstances. When you:

    If you submit a product inquiry to us using one of the forms on the web site, we will use this information to produce a quotation for you. You can expect to receive and email or a phone call as a follow up to a product inquiry.

    3. Feedback and surveys
    If you submit feedback to us regarding our services, then we will use the information submitted to improve our services. We may contact you by email or phone to discuss any feedback that you provide.

    4. Brochure requests
    The information you submit for a brochure request is used solely for this purpose. The information you supply is kept in house as we manage the distribution of brochures ourselves and you will be informed otherwise. We do not use this information for any other purposes.

    5. Product and special offer emails
    If you register to receive product emails from us you can expect to receive emails regarding all of our accommodations, travel services and property for sale or for rent. The details you submit to receive this information is not used for any other purpose and will not be shared with any third parties.

    The information you provide may be passed to third parties as necessary to provide the services requested. These third parties may be located outside of the UK.

    If you volunteer to take part in a survey on our web site, then any information collected will only be used for statistical purposes. You personal information will not be identifiable from the results of any survey.

    New York properties.co.uk provides online resources, including listing ads, forums, and various email services, (referred to hereafter as "the Service") subject to the following Terms of Use ("TOU"). By using the Servicein any way, you are agreeing to comply with the TOU.     We reserve the right, at our sole discretion, to change, modify or otherwise alter these terms and conditions at any time. Such modifications shall become effective immediately upon the posting thereof. You must review this agreement on a regular basis to keep yourself apprised of any changes.

    FAQ's
    Where will I stay?
    The properties we offer are privately owned and sometimes, commercially operated. They are fully furnished studios, 1 bedroom, 2 bedroom, 3 bedrooms and loft apartments located throughout Manhattan. They are well located and offer the comfort and flexibilities of a real home.

    How do I make my reservation?
    Once you have made your selection, there is simple process to follow in order to complete your reservation. Fill out the forms we will send you, sign them and fax back. You will be instructed about payment and necessary documentation to provide. Photocopies of your ID's such as driver license or passport are required. .

    What happens with my initial deposit?
    Your initial deposit of $199 UDS is just like a holding deposit. It is fully refundable if we do not process your reservation. If you cancel at any time, you will lose this initial deposit.

    How much does it cost?
    As a guideline, most of our properties are priced from $185 a day for a studio apartment that can sleep up to 2 or 3 guests to $275 a day for a large 1 bedroom apartment that can sleep up to 4 guests. It really depends on the type, standard, style and location of the New York furnished apartment you want to book. In general, families and large groups tend to save money compare to hotels. In addition, apartments have the flexibility and capacity of sleeping many. Some  of our advertised properties are unhosted, have all inclusive prices, and are privately owned. Most apartments however are commercially operated so therefore you will be required to pay New York sales and hotel taxes as well as occupancy charges.

    What is included?
    Most of our properties come fully furnished with beds, bath, and linens and all the basic amenities to make your stay as comfortable as possible. The prices for short to medium term stays already includes utilities such as gas, electric, basic cable and local phone. Premium cable, high speed internet, concierge services, cleaning and maid service are extra unless otherwise indicated.

    How do I pay?
    You can pay your initial deposit online with any major credit card on a safe and secure server provided by PAYPAL.

    What happen to my initial deposit?
    Your initial deposit is 100% REFUNDABLE if we do not complete your reservation.

    What about taxes?
    Most of our properties are quoted with tax inclusive prices. However, you might come across properties that are operated like private apartment hotels. You will therefore be required to pay taxes on your stay. You will be advised accordingly.

    Do I need a visa?
    It really depends on your nationality. Nationals from countries such as UK, Canada, France, Germany, Spain etc... are exempt if their stays are less than 90 days. Please refer to the complete guidelines provided by the US State department online or your local US consulate or embassy.

    How can I obtain a visa?
    you must contact your local US consulate for information.

    Can you assist us with the obtention of the visa?
     
    Although we can give you information part of the general public domain, we can not trully assist you in the process. We can give you your reservation detail to support your application but that's about all we can do regarding your visa.
